We operate with transparent commission structures and no undisclosed fees or contractor margins — our income comes from owner-paid fees, not from the contractors we coordinate. That single principle shapes how we run every property we manage.
Who We Are
We are a Bali-based villa management team built specifically around the needs of owners who don't live on the island. The large majority of our clients are based in Europe, Australia, Singapore and the wider region, and they share the same underlying concern: how do you know your villa is being looked after properly when you're thousands of kilometres away and reliant on people you rarely see? Our whole business exists to answer that question with evidence rather than reassurance.
Over years of working in the Bali villa market we have seen the same problems repeat — rental income partly reported, maintenance invoiced but not done, contractor quotes inflated because nobody independent reviewed them, and staff standards that slip the moment supervision disappears. None of these are unavoidable. They are simply what happens without aligned, on-the-ground management. We built our service to close those gaps.
Our Approach
Three commitments define how we work. First, alignment: because we take no margins from contractors, our incentive is to keep your costs honest and your property well maintained, not to maximise spend. Second, transparency: every owner receives a documented monthly report covering bookings, platform commissions, our fee, the net payment due to you, and the property's condition with photographs. Third, presence: we are physically at the properties we manage, so problems are caught early rather than discovered when a guest complains or you next visit.
Every job is quoted over WhatsApp before any work starts, significant work is photo-documented, and we'd always rather give you an honest assessment — even one that costs us a sale — than over-promise. Where We Work
We manage and represent villas across south and central Bali: Canggu, Seminyak, Berawa, Kuta, Ubud, Sanur, Jimbaran, Uluwatu, Nusa Dua and Denpasar.
