Once a villa owner who lived in Amsterdam called me after his rental manager told him the villa needed a full repaint — IDR 35 million quote. I visited the property. It needed a partial exterior repaint in two areas where paint had peeled, and some mould treatment on interior walls. Total work: IDR 8 million, properly done with the right products. The gap between the quote and the actual requirement was because the rental manager had contracted a painting company directly without independent oversight and the painting company had every incentive to maximise scope. Owner representation in Bali maintenance requires someone whose interests are aligned with the owner, not with the contractor.

For larger works — repainting, renovation, significant repairs — we obtain multiple quotes, review scope, oversee execution, and sign off on completion. Remote owners should never accept a single contractor quote without independent review.

Condition Reports

Regular property condition reports with photos documenting current state. Proactive identification of items that need attention before they become urgent. Maintenance prioritised by urgency and cost-effectiveness — not every item needs immediate action.

Emergency Response

On-the-ground response for property emergencies: flooding, structural damage, security issues. We assess, make safe, and communicate to the owner with accurate information and options — not panic or inflated urgency.

Frequently Asked Questions

Do you mark up contractor costs?

No. Our property maintenance management fee is paid by the owner as a management retainer. We don't take referral fees or margins from contractors — that would create a conflict of interest where we'd be incentivised to maximise maintenance spend. You pay contractors directly based on quotes we obtain and review on your behalf.

How quickly do you respond to maintenance emergencies?

On-the-ground response within 2–4 hours for property emergencies for properties under active management. We assess, make safe, and communicate accurate information with options — not inflated urgency that drives expensive decisions under pressure.
