Why Absentee Owners Need Representation
The single biggest risk to a Bali villa owned from overseas is not fire, flood or earthquake — it is the slow erosion that happens when nobody who answers to the owner is ever physically at the property. Staff stop showing up reliably. Maintenance is invoiced but not done, or done badly. Rental income is collected but only partially reported. We agree pre-approved spending authority thresholds with each owner at the start of the engagement. Routine maintenance within the threshold is approved automatically. Larger works are presented with our recommendation and three quotes for owner decision. This eliminates the 'wait until you visit' delays that cause small issues to become expensive ones.

Rental management focuses on optimising rental revenue and guest operations.
